Foundation types and their concrete requirements
The foundation type determines concrete volume, grade, reinforcement, and pouring approach. Zanzibar construction typically uses three main foundation types: strip foundations, pad foundations, and raft foundations. Piled foundations are used for challenging ground conditions.
Strip foundations are continuous concrete strips running beneath load-bearing walls. They distribute wall loads over a wider area of soil. Strip foundations are the most common type for residential construction in Zanzibar, suitable for villas, houses, and low-rise commercial buildings.
Pad foundations are isolated concrete pads supporting individual columns. Each pad carries the load from one column and distributes it to the soil beneath. Pad foundations are used for framed structures where columns transfer loads rather than walls.
Raft foundations are large concrete slabs covering the entire building footprint. They distribute loads uniformly across the soil and are used when ground conditions are poor, loads are heavy, or when a ground-floor slab and foundation can be combined.
Concrete grades for foundations
Foundation concrete grade depends on soil conditions, structural loads, and exposure. For most residential foundations in Zanzibar, C25 is the standard specification.
Strip foundations for houses and villas: C25 is adequate for most soil conditions. Pad foundations for columns: C25 for residential, C30 for commercial or multi-story. Raft foundations: C25 to C30 depending on thickness and structural requirements.

For pad foundations, each pad is typically poured individually. Ensure starter bars for columns are accurately positioned before the concrete sets.

Curing foundations in tropical conditions
Zanzibar's tropical climate accelerates both hydration and moisture evaporation. Foundation concrete must be cured promptly after placement to prevent surface drying and cracking.
Recommended curing methods: ponding water on top of strip and raft foundations, covering surfaces with wet hessian or plastic sheeting, applying curing compound to exposed surfaces. Begin curing within 4-6 hours of placement.
Minimum curing period is 7 days, though 14 days is recommended for structural foundations. Maintain moisture throughout the curing period — do not allow the concrete surface to dry out.
Common foundation concrete mistakes
Poor ground preparation: Placing concrete on uncompacted or contaminated soil undermines foundation capacity. Excavate to firm ground and remove loose material before pouring.
Incorrect grade: Using C20 where C25 is specified reduces structural margin. Always verify delivered concrete matches specification.
Inadequate compaction: Vibrate concrete thoroughly to remove air pockets, especially around reinforcement. Poor compaction creates honeycombing and reduces strength.
